The detached chalet accommodates 2 to 6 people and is situated at an altitude of 750 meters in the sunny south of Austria. Here, you can enjoy breathtaking panoramic views over the village of Kötschach-Mauthen and the Gail Valley, with the Carnic Alps to the right and the Gailtal Alps to the left. Kötschach-Mauthen is a charming Austrian village offering a wide range of facilities and activities for both relaxation and adventure.
The chalet is a 10-minute walk from the village and 14 km from the Italian border.
In the village, you will find bakeries, supermarkets, shops, cafés, and restaurants.


The Chalet
The chalet has two floors. Via the external staircase and rooftop terrace, you reach the entrance to the upper floor.

On the upper floor, you will find:
• A cozy traditional living room with an open kitchen, dining area, and seating area.
• A bathroom with a relaxing shower and toilet.
• A bedroom with a double bed (180x200) and wardrobe, and a bedroom with a bunk bed (2x 90x200).

On the lower floor, you will find:
• A bathroom with a relaxing shower and toilet.
• A bedroom with a double bed (180x200) and a large wardrobe, and a small bedroom with a single bed (90x200).

The chalet is fully equipped with a refrigerator with freezer, microwave oven, induction cooktop, coffee maker, vacuum cleaner, dishwasher, washing machine, BBQ, smart TV, and WiFi.
Outside, you can relax on the spacious rooftop terrace or the partially covered balcony.
In summer, a swimming pool is available on the rooftop terrace.

Whether you are traveling as a couple or with six people, you will be the only guests in the chalet.
In short, it is a great place to relax or be active while enjoying the stunning natural surroundings.

Need Extra Living Space?
On the lower floor, there is a fully furnished living area with a kitchen that can be rented additionally. Ideal for those who want extra space or privacy, for example, when traveling with two couples. (See the last photo.)
Cost: € 250 extra per week. Please mention this in your booking request.

Activities & Facilities
• Hiking, cycling, mountain biking, swimming, rafting, canoeing, stand-up paddleboarding, tobogganing, golfing, or playing tennis.
• In winter: Skiing, tobogganing, ice skating on the Weissensee, cross-country skiing, snowshoe hiking, and ski touring.
• Indoor swimming pool with sauna.
• Natural swimming pool.

Practical Information
• Smoking indoors is not allowed.
• Pets are not allowed.
• Charging electric cars is not allowed.
• Towels and bed linen are included.
• Ample parking space is available.
• Personal welcome: We live nearby and are available if needed.

Rates
High season (July/August): Only bookable per week, arrival and departure on Saturday.
• 1-2 people: € 800 per week.
• Each additional person: € 100 per person per week (for example, for 6 people, €1,200 per week).
• Surcharge for extra living space: € 250 per week.

Low season: Minimum stay of 7 nights, arrival/departure by arrangement.
• 1-2 persons: €700 per week.
• Each additional person: €100 per person per week.

Prices are in euros and include towels, bed linen, tourist tax, and final cleaning.

Booking Information
• Arrival: From 3:30 PM.
• Departure: By 10:30 AM.
• Payment: A deposit of € 150 is required within 3 working days after reservation.
• The remaining amount must be paid no later than 4 weeks before arrival.
• In case of cancellation, the deposit will not be refunded.
